Why You Need Help Finding Homes In The Best Neighborhoods In Frisco TX

by Tracy Hookstra | December 14, 2016

For homebuyers looking for new or previously-owned homes in the best neighborhoods in Frisco, TX, there’s a good chance that inventory of homes in the Frisco area won’t match the demand for them.  The extension of the Dallas North Tollway (DNT) beyond the near-in Dallas suburbs has created a “Golden Corridor” of affluent neighborhoods and businesses 10 miles north of downtown.  The influx of people, jobs and money into the area has created some boomtowns that have expanded so quickly that there simply aren’t enough houses to go around.

Frisco’s Rapid Expansion
Of the North Texas cities that have been affected by the northward migration resulting from the extension of the DNT, Frisco is the fastest-growing.  Frisco’s population in 1990 was just 6,138.  In 2017, the population estimate is 159,920 with a projected population of 375,000 in 2035.  Businesses like T-Mobile, Amerisource and IBM Kenexa call Frisco home, and there are even more businesses and commercial enterprises that have just opened their doors, are getting ready to build or are expanding their footprint in the Frisco area.

Hall Park And The Star
Craig Hall purchased land in Frisco in the late 1980s; but construction on what would become Hall Park didn’t begin until 1997 when ground was broken for its first office building.  Since then Hall Park has grown to become not only a 162-acre business park with 16 buildings of office space, but a destination for restaurants, retail stores and greenspace.  Future plans include an additional 3.5 million square feet of office and retail space as well as space for apartments and hotels.  Just opened in Frisco is The Star, the world headquarters for America’s team, the Dallas Cowboys.  The Star features a 91-acre campus that has a 12,000-seat indoor football stadium along with restaurants, retail stores and office space.  The Star is the anchor for a mixed-use development called Frisco Station, which is home to one of the best urban-style neighborhoods in Frisco, TX with luxury apartments surrounded by hike-and-bike trails, restaurants and retail stores.

Growth And The Frisco Housing Market
Population growth and the business growth that goes along with it are great news for North Texans who want to work and live near Dallas – but not in Dallas.  Unfortunately, all of these new Frisco-ites need places to live, and local builders are having trouble keeping up with demand.  In addition to a shortage of available existing homes, the number of permits for single-family homes has dropped due to a number of factors that include zoning restrictions and land costs.  What this means for homebuyers is that homes sell very, very quickly.  In fact, homebuyers have not had the luxury of being able to wait to make an offer on a home they like; many of them have had to make an offer the minute they step inside a home for a showing – or often before they even see the home.
