Putting your house up on the market in the near future? Thanks to forbes.com, here are 8 missteps to avoid.

  1. Don’t ask for too much money. Have your realtor do a comparative market analysis and listen to their price suggestion.
  2. Don’t skip the marketing. Try to inform your realtor that you would like to put your house on the market at least a month in advance.  This will give them time to set a good price and take quality photos of the house for advertising.
  3. Don’t go it alone, unless you know what you’re doing.
  4. Don’t neglect to fix things that are broken.  Now’s the time for those weekend projects to get your home looking wonderful.
  5. Don’t get emotionally involved. Have your realtor make suggestions on what to change – and listen.
  6. Don’t leave your stuff everywhere. Try to remove items, such as photos and books, to make the space feel larger.  Try to view things as the buyer would.
  7. Don’t get offended by a lowball offer. Come back with a counteroffer.
  8. Don’t lose a sale over something stupid.  If there are items in your house that you can’t live without, such as fabulous curtains, replace them with something else before you show the home.
