An inside look at the mindset, strategy, and standards shaping the North Texas luxury market.

Christine Goodwin, Senior Sales Partner of The Jan Richey Team, represents a rare balance of refinement and negotiation strength in the North Texas luxury space. A former Miss Texas USA and longtime Dallas Frisco resident, she blends deep community knowledge with a corporate sales background from the NBA Dallas Mavericks, NHL Dallas Stars, and American Airlines Center.
Interviewed by SuAnne Hedgepeth, Director of Marketing for The Jan Richey Team, this editorial conversation explores what truly defines luxury today and how elite properties are positioned for maximum impact.
Luxury in Plano, Frisco, and Prosper has evolved beyond square footage and finish-outs. Today, it is about architectural intention, exclusivity, location, and lifestyle. It is about how a property is presented, how it feels upon arrival, and how it is positioned within the market.
With that foundation, the conversation turns to the nuances that separate a high-end home from a true estate and what it takes to compete at the highest level.
In North Texas, true luxury isn’t defined by price alone…it’s about location, architectural design, and overall lifestyle experience. A standard high-end home may offer upgraded finishes and popular features, but a luxury property is typically custom-built, thoughtfully designed, positioned on a premium lot, and located in a highly desirable or gated community. Ultimately, it’s about exclusivity, craftsmanship, and the way the home feels the moment you walk in.
When representing a luxury seller, what matters most beyond price is positioning, presentation, and perception. Luxury buyers are not just purchasing square footage. They are investing in lifestyle, privacy, and status, so the property must be marketed with intentional storytelling, elevated visuals, and strategic exposure to the right audience.

To position an estate so it stands out in a competitive luxury market, you have to market it as a one-of-a-kind lifestyle opportunity, not just another high-end home. That starts with identifying what makes it irreplaceable, whether it’s the lot, architectural design, privacy, views, or amenities. Elevated photography, cinematic video, intentional staging, targeted exposure to the right buyer pool, and disciplined pricing strategy ensure the property feels exclusive, desirable, and impossible to overlook.
In the $5M–$15M range across North Texas, affluent buyers are prioritizing privacy, premier gated locations, and architectural significance over sheer size. They expect exceptional construction quality, full smart-home integration, wellness amenities, and resort-level outdoor living. At this level, buyers aren’t just purchasing a home; they’re investing in lifestyle, discretion, and a property that feels truly irreplaceable.

When preparing a luxury home for market, subtle details often shape perception more than major upgrades. Perfectly styled lighting, fresh landscaping, flawless paint touch-ups, elevated hardware, curated staging, and even scent and sound create an immediate emotional response the moment a buyer walks in. In the luxury space, it’s often the small refinements that signal quality, intention, and exclusivity.
Having lived in North Texas for over 30 years, I don’t just work in this market…I know it. I know how to read subtle shifts in buyer behavior, neighborhood perception, and demand by evaluating recent luxury sales, current competition, and timing. I position the home to create urgency, protect its prestige, and maximize leverage without leaving money on the table.
If you’re considering selling a $10M+ property in today’s environment, my advice is to approach it as a strategic business decision, not just a real estate transaction. At this level, preparation, discretion, and positioning are everything: the home must present flawlessly, be priced with precision based on true buyer depth, and be marketed to a highly qualified, often private audience. Most importantly, partner with someone who not only understands luxury marketing but deeply knows the North Texas market dynamics, because timing, buyer psychology, and neighborhood nuance can significantly impact your final result.
Plano, Frisco, and Prosper offer a rare combination of economic strength, premier master-planned communities, and lifestyle-driven amenities that strongly appeal to ultra-luxury buyers. With corporate headquarters, elite private schools, championship golf at PGA Frisco, and proximity to high-end retail and dining, these areas deliver both prestige and convenience. What truly sets them apart is the ability to own a significant estate with privacy and space while remaining in one of the most dynamic regions in the country.
Christine also understands the importance of modern visibility. She leverages social media as a strategic marketing tool, using it to highlight listings, showcase lifestyle, and connect directly with discerning buyers and sellers across North Texas.
